The housing market today is a tough, but in recent months it has turned around and things are looking up. More homes are being sold and prices and are on a slight upward path. As a seller in today’s market and in any market you want to get the most out of home so here are 10 easy ways to make your home worth more!
1. Update your bathroom
The bathroom can be a deal maker or a deal breaker. Depending on your home you may have one, two, or more bathrooms. If you only have one bathroom in your home make sure it is as spacious and up to date as possible. If any of your bathrooms looks tired and outdated it will make it look smaller and reflect poorly on the rest of the home. The first step could be as easy as updating faucets and shower heads!
2. Kitchens SELL
In today’s new home market it is all about the kitchen. A great kitchen makes a home worth more and is more appealing to potential buyers. If you are selling your current home really take a good look at your kitchen. If it feels outdated then it probably is! Outdated kitchens will turn-off potential buyers. One simple fix is just updating drawer pulls and cabinet knobs. New hardware will make the kitchen look fresh, if that is not enough think about painting your old outdated cabinets. A nice fresh coat of paint or stain has the potential to bring back a tired looking kitchen with just a small investment!
3. Update Your Lighting
Lighting in any home is a key feature, but it is even more important when showing your home to potential buyers. Even if you have proper lighting, things can still go wrong in the lighting department. Outdated fixtures are an eyesore. This will reflect on the rest of your home and make the whole house feel outdated. For a few hundred dollars you can brighten, modernize, and bring life back into your home, which is very important in a home that you are trying to sell. If the home is dark due to poor lighting it will make the room or home feel less inviting.
4. Paint Colors
Paint colors in a home can be very important in the eyes of a potential buyer. If a buyer comes to your home and sees bright and bold paint colors throughout the house they may be turned off immediately. Now you cannot make everybody happy, but what you can do is make sure that the paint colors in your home are not overbearing. Just painting everything white is not the best option either, the home will seem bare and cold. Give your house a cozy feel by choosing warm, neutral colors that invite people into the home. Not every buyer would choose the same colors you prefer. It is important to remember bold wall colors can be hard to cover up, costing a potential buyer more money in their eyes. That will lead a buyer to believe that your home is not worth as much. Stick to neutral colors that are easily covered up and have fun giving your home a fresh coat!
5. Landscaping
It is equally important that the outside of your home reflects the home’s value. Landscaping can be very expensive, but there are many small things that you can do yourself that will go along way for curb appeal. Take a look at your yard compared to your neighbor’s yards, if your grass is patchy and yellowing its time to reseed and fertilize. Adding a few shrubs or flowers around your home is also a good idea and will make the home more inviting. If you already have nice landscaping be sure that upkeep is not overbearing. If a potential buyer gets the feeling that they are going to overwhelmed with yard work it will leave a bad taste in their mouth. Either way the outside of your home directly affects what potential buyers are willing to pay for your home, so take a good look and give your home a facelift! Curb appeal is key when selling any home!
These five areas are commonly overlooked by many home sellers. Remember a small investment can pay off big when selling a home. You are trying to impress potential buyers so be sure they are getting the most for their dollar and you will too!
